What Changes In An Older Universal City Home?
Universal City was first platted in 1931 and incorporated in 1960. The typical home here was built around 1984, and roughly 60% of the housing went up between 1960 and 1989. That’s older than most of the communities we serve north of San Antonio, and it changes what we find on a service call.
- R-22 air conditioners. Systems installed before about 2010 often run on R-22 refrigerant, which hasn’t been produced in the US since 2020. A leak on one of those systems is expensive to recharge, and that cost belongs in the repair-or-replace decision.
- Cast iron drains under the slab. Homes from the 1960s and 1970s were often built with cast iron drain lines. After decades in shifting clay soil they crack and settle, which shows up as slow drains, sewer smells or a failed plumbing test before foundation work.
- Ductwork that’s had a long life. Older duct runs leak at the joints and lose cooling into the attic. Duct sealing and insulation can fix rooms that never cool down.
Air Conditioning And Heating
We offer AC repair, AC replacement, tune-ups, heat pumps and heater repair. Newer systems need careful diagnosis too. On one recent call, a communicating system kept running without cooling, and the fix was a new thermostat wire between the components, not a new unit.
